Our Design & Planning service enables us to offer a full end to end service for your house renovation/conversion. Utilising well established relationships with engineers, architects, designers, party-wall surveyors and a good working knowledge of local authority planning processes, we can take responsibility for everything involved in extending or renovating a property.
Usually clients would otherwise have to manage all this themselves before (and sometimes during) the construction phase. This is proving to be a very popular service in an age where time is an increasingly valuable commodity and currently makes up a considerable percentage of the work that we undertake.
There is no obligation to use us for the build if you have commissioned the pre-works package. This enables our clients more flexibility as we understand that changes in personal circumstances do not always allow things to happen as originally planned.
The main advantages of this approach to a domestic building contract are:
# Minimised Stress – The responsibility and stress is minimized for the end client – We can undertake a number of elements which the client would usually be responsible that are important precursors for a domestic refurbishment / alteration above a certain scale.
# Cost Saving – Compared to a typical Architect led project there is a cost saving over using individual professional parties. A real saving of approximately 10% can be made on the overall budget of a project which can ultimately be better used elsewhere such as the bathroom suite you thought you might not be able to stretch to or the walk-on glass.
# One point of contact – On so many projects there are many different points of contact for different aspects of the job. Our approach here is to offer one main person for the entire process. Not only does this add significant levels of convenience, it cuts out a considerable amount of largely unforeseen time delays. These can often result from the co-ordination of a number of professional parties who may or may not have worked together before, let alone the added stress to the end client of managing multiple relationships with professional bodies working in a field that they may be unfamiliar.
